PTAC repair and replacement for New Orleans hotels, apartments and condos
Hotels, apartment buildings and converted condos across the city run on packaged terminal units, one per room. When one quits, a guest or tenant feels it right away, and the fix has to fit the wall sleeve that is already there.

A PTAC unit that blows warm air, trips its breaker or drips into the room usually needs a cleaned coil, a cleared drain path, a new fan motor or a control board, and most of those are fixed in the room the same day. When the unit is past repair, we replace it with a model that fits the existing wall sleeve and outdoor grille.
One room, one unit, one problem at a time
Updated September 2026
A packaged terminal air conditioner puts the whole cooling system in one box that sits in a sleeve through the outside wall. Many include a heat pump or electric heat for winter. They are simple, but in a humid city they work hard: coils clog with lint and grime, drain pans fill, and the outdoor side picks up salt and dirt from the street.
For property managers the real cost is the room that cannot be rented or the tenant who cannot sleep. We work around occupancy, carry the common parts, and give you a straight answer on whether a unit is worth fixing or should be swapped.

- Plug, cord and receptacle inspected
- Cooling and heating confirmed
Repair or replace a PTAC
Two questions decide it: what failed, and how old the unit is.
| Situation | Usually repair | Usually replace |
|---|---|---|
| Dirty coil or clogged drain | Yes | |
| Fan motor or capacitor | Yes | |
| Failed compressor | Yes | |
| Rusted chassis or sleeve damage | Yes | |
| Parts no longer available | Yes |
PTAC Repair
Most PTAC calls come down to a handful of faults. The indoor coil and filter get packed with lint, so the unit freezes or blows weak air. The condensate path clogs and water runs out of the front grille or down the inside wall. Fan motors, capacitors, thermostats and control boards fail with age. We test the unit in place, clean what needs cleaning, replace the failed part from stock where we can, and check the electrical connection at the wall outlet or junction box, since loose or scorched plugs are a common cause of nuisance trips.
PTAC Replacement
When the compressor has failed or the unit is old enough that parts are hard to find, replacement usually makes more sense than repair. Most PTACs share a standard sleeve size, so a new unit slides into the existing wall sleeve and uses the same outdoor grille. We confirm the sleeve and grille are sound, check the voltage and amperage the new unit needs against the circuit, and choose between cooling with electric heat or a heat pump model. The old unit is removed and disposed of properly.
Multi-Room and Property Service
For hotels, apartment complexes and condo associations we can work through a building floor by floor: clean every unit, flush drains, test controls and note which units are close to the end of their life. That gives you a replacement plan you can budget for instead of a string of surprise failures in August. We schedule around guests and tenants, keep a record of each room, and stock the parts your units use most so repeat calls are shorter. Units we replace are logged too, so you always know the age of every unit in the building.

Where PTAC units work hardest
Hotel rooms, older apartment buildings and converted warehouses lean on through-the-wall units more than most housing here, and they run nearly year round. The outdoor face of each unit sits right on the street or a light well, where dust, exhaust and damp air settle on the coil. Units that are cleaned once or twice a year last noticeably longer than units that are only touched when they fail.
